With all the changes we've experienced in the real estate industry, the most recent being the shift in the early '90s to Buyer Agency giving both sides of the real estate transaction a right to their own "representation", and despite consumers clammering to make sense of exactly what it is an agent does and why they're paid the way they are, one thing has remained essentially unchanged ... in the vast majority of cases, all agents (whether representing the buyer or the seller) are paid as a percentage of sale price, and are paid by or through the seller. There is no question that time is long overdue for a major overhaul of the real estate industry. Frankly, as soon as we made the switch from "seller sub-agency" to a system in which a seller and a buyer could each have their own individual representation, we should have given a long hard look at agent compensation as well. And while the idea sounds simple enough, there are a number of laws and regulations in place that actually make that idea even more difficult. That does not mean, however, that the consumer should be relegated to making what has historically been the very difficult choice between the "full service full commission" broker or the "fsbo alternative" charging from anywhere from minimal to substantial fees for very limited service and no real "representation", basically leaving the consumer to fend for themselves, while finding their wallet ever so much lighter.
Consumers simply want SENSIBLE choices. Particularly with a real estate transaction, where making a bad decision can cost you thousands, if not tens of thousands of dollars! And unfortunately what has historically been "eliminated" by the "fsbo alternative" or "mls only" brokers has been the fiduciary counsel that is at the heart of meaningful real estate representation. Most people understand that there is a difference between McDonald's and a fine restaurant ... and they don't expect go to that fine restaurant and only be charged for "a Big Mac". But what they DO want is to know that whatever they choose they are receiving GREAT VALUE for their investment. The same holds true for real estate. Consumers deserve nothing less. YOU deserve nothing less!
